Every house has findings. A hundred-item report on a well-maintained home is normal, and the number of items tells you almost nothing on its own. What matters is which category each item falls into, so that is how we organize them.
Safety
Conditions that can hurt someone. Missing GFCI protection, an unsafe panel, a gas or electrical hazard, no smoke alarms, an unprotected pool barrier. These get addressed regardless of who pays.
Major Defect
Significant expense or a system at the end of its life. An active roof leak, a failed AC, a corroded cast-iron drain line, structural movement or moisture intrusion. These are the items that drive a negotiation.
Repair / Monitor
Real findings that are not emergencies. A slow drip, deteriorated caulking, a window that binds, minor stucco cracking. Fix them on your schedule, but know they are there.
Maintenance
Normal ownership. Servicing the AC, clearing the condensate line, resealing exterior penetrations, cleaning the dryer vent. Included so you have a plan, not because anything is wrong.
What a finding actually says
- What it is: the observed condition, in plain language, with a photo.
- Where it is: the specific location, so a contractor is not hunting for it.
- Why it matters: the consequence if it is left alone.
- What we recommend: the next step, and which trade handles it.
What a report is not
- It is not a code inspection or a municipal permit review.
- It is not a guarantee or a warranty against future failure.
- It is not an appraisal, and it does not assign a property value.
- It does not cover what is concealed, inaccessible or not visible on the day of the inspection, and it tells you where those limits were.
