Infrared scanning used as a non-invasive diagnostic tool to reveal temperature differences inside the building envelope that could indicate moisture, missing insulation, air leakage or electrical faults, conditions invisible to the eye.

What infrared reveals

Moisture patterns behind drywall, around windows and beneath roof assemblies, long before staining appears. Missing, displaced or compressed insulation in walls and attics. Air leakage at penetrations, recessed lighting and top plates. Overheating electrical connections at panels and terminations. Blocked or disconnected HVAC ductwork. Plumbing leaks inside walls and beneath slabs.

How we use it

A thermal camera measures surface temperature differences across building materials and equipment. It does not see through walls and it does not confirm a cause. It identifies anomalies worth investigating. We correlate every thermal anomaly with moisture metering and visual inspection before it goes in a report, which is what separates a diagnosis from a colorful picture.

Where it earns its place in South Florida

In a climate this humid, the gap between when moisture starts and when it becomes visible is where the expensive damage happens. Infrared closes that gap. It is also the fastest way to find a slab leak, a failed condensate line, or a roof leak that has been tracking sideways through an assembly before it shows up on a ceiling.
