Dock & Boatlift Inspection

An evaluation of dock structure and boatlift equipment on waterfront property: pilings, decking, framing, electrical, and the lift motors, cables and cradle. Inspected alongside the seawall, since the three usually fail together.

The dock structure

Pilings for marine borer damage, rot and movement. Stringers, framing and decking for deterioration and fastener corrosion. Attachment where the dock ties into the seawall or bulkhead. Dock electrical, including GFCI protection and conduit condition: electrical faults around water are a life-safety issue, not a maintenance item.

The boatlift

Motors, gearboxes and their mounting. Cable condition, spooling and wear points. Cradle, bunks and beams for corrosion and deformation. Switches, remote and stop function. Capacity rating relative to the vessel the property will actually carry.

Why it belongs in due diligence

Dock and lift equipment is exposed to salt water continuously and is excluded from a standard home inspection. Replacement is a major expense, permitting takes time, and a failing lift can drop a boat. On any waterfront purchase this deserves its own look.
