We are focused on education. Our goal is to give you all the information you need about the property and its overall condition, and we welcome clients to walk through the home with us and ask any question they have during the inspection.

We work from a thorough, multi-point checklist that ensures no stone is left unturned, and we explain the general condition of the home and its systems to you and your agent once the inspection is complete.

We then compile a comprehensive digital report, delivered online via HTML or as a PDF, documenting all of our findings with images, references and further detail. The report is available in both a desktop-friendly and a mobile format, so you can stay in the loop and check it even when you are on the go.

01 / The Walkthrough

Walked through with you, not at you.

On inspection day, your inspector examines every accessible area of the property, interior, exterior, attic, crawlspace, and roof, in accordance with the Florida Standards of Practice for Home Inspectors. Clients are welcome to join for as much or as little of the inspection as they like.

The more time spent walking through the inspection, the more is learned about the home: where the main water shut-off is located, how the HVAC system operates, and why certain areas may need attention. It’s a unique opportunity to have a credentialed inspector point things out and explain what they mean. Take advantage of it.

02 / The Conversation

What needs attention now. What can wait.

After the inspection, a walkthrough of the home’s overall condition is provided. Items needing more immediate attention are clearly identified, along with areas to monitor for deferred maintenance.

Clients leave with a clear understanding of the findings, before ever opening the report.

03 / The Report

Available within hours, not days.

A full interactive online report is available within hours of the inspection, along with a downloadable PDF. Every finding is documented with photos and written in plain English, with reference material for the items discussed on site.

The report is structured so it can be easily converted into a repair request: no parsing, no decoding, no waiting days for clarification.

Roof

The roof is one of the most costly and important structures. We examine the roof, its structure, shingles and tiles, flashing, gutters, downspouts and more.

Attic, Insulation & Ventilation

We examine the attic to ensure it is properly ventilated, assess the level of insulation and more.

Exterior

Exterior walkways and doors, siding, eaves and soffits, fascia, paint and the other elements of the home's exterior.

Foundation, Crawlspace & Structure

We examine the foundation, crawlspaces and structure for signs of past water damage, foundation cracking or shifting, and other potentially expensive issues.

Cooling

We visually inspect the HVAC system including the condensing and air handler units, accessible filters, and visible/accessible ductwork.

Heating

We inspect the heating equipment, its energy source and the thermostat location. In most South Florida homes that is a heat pump or the heat strips inside the air handler.

Fireplace

Where one is present, we examine the visible portions of the fireplace and chimney, lintels, damper doors, and cleanout doors and frames.

Plumbing

We visually inspect plumbing fixtures for proper function, tubs, sinks, hoses, showers and water shut-off valves, and look for leaks and other flaws.

Electrical

We visually inspect both interior and exterior electrical systems including service drops, service masts, grounding, outlets, meters, circuit breakers and other such systems.

Doors, Windows & Interior

We check doors and windows for proper sealing and drafts, signs of water damage and more. We also check the condition of all interior spaces.

Appliances

We test and examine all major permanently installed appliances, such as hot water heaters, in accordance with the InterNACHI Standards of Practice.

South Florida Specifics

Impact windows, shutters and opening protection. Roof-to-wall connections and secondary water resistance where visible. Condensate handling and humidity control. Salt-driven corrosion at service equipment, condensers and exterior fasteners. Stucco, flashing and control joints. Grading and drainage against a high water table.
