A dedicated roof evaluation documenting covering type, age, condition and estimated remaining service life, the report carriers request when a roof's insurability is the open question.

What the certification covers

Covering material and installation method. Age, established through permit records where available rather than estimated. Current condition of the field, ridges, hips, valleys and edges. Flashing at walls, chimneys, skylights and penetrations. Soffit, fascia and drip edge. Evidence of prior repair, layering or storm damage. Attic-side evidence of active or historic leakage.

Why carriers ask for it

Roof age and condition are the single largest driver of insurability on a Florida home. A carrier deciding whether to write, renew or non-renew a policy wants an independent statement of how much service life remains. A certification answers that question with documentation instead of an underwriter's assumption based on build year.

Tile, shingle, metal and flat

South Florida roofs are not all the same inspection. Concrete and clay tile need underlayment condition and fastening assessed, not just surface appearance, tile can look perfect over failed underlayment. Flat and low-slope sections have entirely different failure modes and deserve separate attention. Metal systems are evaluated at fasteners, seams and panel condition.
