Why sellers do this

The most expensive moment in a sale is the one where a buyer's inspector finds something you did not know about. At that point you are negotiating under time pressure, against a report you did not commission, on a repair you have no time to shop. A pre-listing inspection moves that entire conversation to before the listing goes live.

What we cover

The same full scope as a buyer's inspection: roof, structure, electrical, plumbing, HVAC, appliances and safety systems. The difference is how you use it: as a repair roadmap you control, and as documentation that supports your asking price rather than eroding it.

Roof age and condition, electrical panel type, polybutylene supply piping, cast-iron drain lines and active moisture intrusion are the five findings that most often reprice a South Florida sale. Knowing about any of them before you list changes what you do about it, and what it costs you.
