A wood-destroying organism inspection covering subterranean and drywood termites, wood-decaying fungi and wood-boring beetles, reported on the Florida-required form for lenders and buyers.

What we look for

Visible evidence of live activity, past activity, and damage from wood-destroying organisms throughout the accessible interior, exterior, attic and crawl areas. Subterranean termite mud tubes at the foundation. Drywood termite frass and kick-out holes. Wood-decaying fungus at moisture-exposed framing, soffits, fascia and trim. Wood-boring beetle exit holes. Conditions conducive to infestation: wood-to-soil contact, excessive moisture, inadequate ventilation and vegetation against the structure.

Why Florida takes this seriously

This is one of the highest termite-pressure regions in the country. Both subterranean and drywood species are active year-round, and drywood termites in particular infest structures with no soil contact at all, which means elevation, construction type and age offer no immunity. Damage develops quietly inside framing for years before anything is visible.

Reported on the required form

Findings are reported on the Florida wood-destroying organism inspection report form that lenders accept, with photographs of the evidence and clear identification of what was found, where, and whether it represents live activity or prior damage.
