Builder Warranty Inspection

A full inspection near the end of your builder's warranty period, usually around month eleven, so defects get documented and repaired while the builder is still obligated to fix them.

Why the timing matters

Most builder warranties cover workmanship and materials for one year. A house that has been through a full South Florida summer has been stressed in ways it had not been at closing: the slab has settled, the stucco has moved, the HVAC has run continuously for months, and the roof has been through a rainy season. Problems that were invisible at closing are visible now, and for a short window, they are still someone else's bill.

What we inspect

The full scope of a standard home inspection, with particular attention to the categories that surface in a new home's first year: settlement cracking, stucco and flashing separation, roof and soffit details, HVAC performance and condensate handling, grading and drainage, door and window operation, and finish work that has moved.

How to use the report

The report is written so it can be handed directly to the builder's warranty department. Each item is photographed, located and described in terms a warranty coordinator can act on: which is the difference between a claim that gets scheduled and one that gets argued.
