Home Inspection

A full evaluation of the home's structure and systems before you close. We inspect readily accessible components, photograph what we find, and deliver a report that explains the property's condition in plain language, not just a list of defects.

01

What we inspect

Roof covering, structure and attic. Foundation, slab and visible structural components. Exterior walls, stucco, soffits, fascia and grading. Windows, doors and impact protection. Electrical service, panels, branch wiring and devices. Plumbing supply, drains, fixtures and the water heater. HVAC equipment, ductwork, condensate handling and thermostat operation. Built-in appliances, and safety devices including smoke and CO alarms.

02

What you receive

A digital report delivered fast, organized so it is genuinely readable. Every finding carries a photo, a plain-English description of what it is, and an explanation of why it matters. A summary section pulls the significant items to the front so you and your agent can act quickly, and the full report stays available for reference long after closing.

03

Why South Florida experience matters

Housing here fails in specific ways. Salt air corrodes service equipment and fasteners. Humidity drives moisture and microbial growth inside wall cavities. Flat and low-slope roof sections leak where a pitched roof would not. Older coastal housing carries cast-iron drain lines, polybutylene supply piping, and electrical panels that carriers no longer insure. Two decades in this market is the difference between noting a symptom and recognizing a pattern.

Home Inspection: what we evaluate.

Why do I need a home inspection?

A home inspection uncovers issues with the house, but more than that it keeps you from buying something that costs more than you expected or causes trouble later. Even on a brand-new home, an inspector can save you thousands. It gives you real knowledge of the property you intend to buy and the problems it may have - and that gives both buyers and their agents confidence.
