Mold & Air Quality Testing

Our Mold & Air Quality service provides a simple way to learn more about the indoor air environment of a home. The service is most often performed as part of our home inspection, but it is also available as a standalone service. We collect air samples from the home and have them analyzed by an independent laboratory for mold and fungal spores. The results can help identify conditions that may warrant further evaluation.

What the testing involves

We determine the number of samples based on the size and layout of the home. As a general rule, we collect approximately one air sample per habitable room, allowing us to provide a clear price before the inspection.

Samples are collected from living areas of the home. We do not routinely sample garages, attics, or crawlspaces. When appropriate, an outdoor sample may also be collected for comparison.

All samples are sent to an independent laboratory for analysis. Your report will include the laboratory results along with documentation to assist in understanding the lab’s findings.

Please note: This service is not a comprehensive moisture investigation. If conditions are observed that suggest a possible moisture concern, we will explain our findings and recommend appropriate next steps.

Independent by design

We believe testing should be objective. Billings Home Inspections does not perform mold remediation, so we have no financial interest in recommending a remediation company.

Our role is to collect the samples, provide accurate observations, explain the laboratory results, and help you understand what they mean.

Our goal is simple: provide you with useful information—not create unnecessary concern.
