We serve the northern half of Broward County, from the Palm Beach County line down through Fort Lauderdale. It is a dense, established market with a wide age range of housing: 1950s and 1960s block construction in Pompano Beach, Oakland Park and Wilton Manors; large 1980s and 1990s master-planned communities in Coral Springs, Parkland and Coconut Creek; and coastal condominium inventory in Lighthouse Point, Hillsboro Beach and Deerfield Beach.

Older Broward housing stock is where insurance inspections earn their keep. Carriers in this market are strict, and a 4-point inspection documenting the roof, electrical, plumbing and HVAC is often a condition of binding coverage. A wind mitigation report on the same property frequently pays for the entire inspection several times over in premium credits.

Condominium purchases bring their own scope. Milestone inspection requirements and structural integrity reserve studies have changed what buyers need to understand about a building before closing, and a unit inspection should be read alongside the association's documents rather than in isolation.

Home Inspection

A full evaluation of the home's structure and systems before you close. We inspect readily accessible components, photograph what we find, and deliver a report that explains the property's condition in plain language, not just a list of defects.

Wind Mitigation Inspection

An evaluation of your roof structure and how it performs in high winds, documented on the Florida Uniform Mitigation Verification Inspection Form. It is not a pass or fail assessment. It is an informational report for you and your insurer, and it is the single largest discount available on a Florida homeowners policy.

4-Point Inspection

Four elements of a home are most often covered in an insurance claim: electrical, HVAC, water heater, and roof. Rather than a full review of the whole property, a 4-point inspection covers only those, which makes it quicker and less costly than a standard inspection while still focusing on exactly what your insurer requires.

Mold & Air Quality Testing

Our Mold & Air Quality service provides a simple way to learn more about the indoor air environment of a home. The service is most often performed as part of our home inspection, but it is also available as a standalone service. We collect air samples from the home and have them analyzed by an independent laboratory for mold and fungal spores. The results can help identify conditions that may warrant further evaluation.

Sewer Scope Inspection

A sewer scope inspects the lateral sewer line from the house at or close to the foundation out to the city sewer, HOA tap or septic tank. We run a camera through the line to see cracks, bellies, damage, clogs and debris, and save you thousands of dollars before you buy.

Roof Certification

A dedicated roof evaluation documenting covering type, age, condition and estimated remaining service life, the report carriers request when a roof's insurability is the open question.
