Home Inspections in Lake Worth

Lake Worth sits inside our Palm Beach County service area. We inspect here regularly - purchase and pre-listing inspections, wind mitigation and 4-point reports for your insurance carrier, mold and air quality testing, sewer scopes, and commercial property.

Part of our Palm Beach County service area

Palm Beach County is where Billings Home Inspections started in 2003, and it is still where we do most of our work. It is also one of the most varied housing markets in Florida. A 1925 Mediterranean Revival house on the island, a 1970s CBS ranch in Lake Worth, a 1980s condo tower in Riviera Beach and a 2023 production home in Westlake all sit inside the same county, and every one of them fails in a different way.

That variety is exactly why local experience matters here. Older coastal housing stock brings cast-iron drain lines, Federal Pacific and Zinsco panels, original aluminum branch wiring, and roofs that have been layered rather than replaced. The inland communities west of the turnpike bring newer construction with its own list: builder punch-list defects, stucco and flashing shortcuts, undersized attic ventilation, and drainage that was graded for a sales center rather than a rainy season.

Home Inspection

A full evaluation of the home's structure and systems before you close. We inspect readily accessible components, photograph what we find, and deliver a report that explains the property's condition in plain language, not just a list of defects.

Wind Mitigation Inspection

An evaluation of your roof structure and how it performs in high winds, documented on the Florida Uniform Mitigation Verification Inspection Form. It is not a pass or fail assessment. It is an informational report for you and your insurer, and it is the single largest discount available on a Florida homeowners policy.

4-Point Inspection

Four elements of a home are most often covered in an insurance claim: electrical, HVAC, water heater, and roof. Rather than a full review of the whole property, a 4-point inspection covers only those, which makes it quicker and less costly than a standard inspection while still focusing on exactly what your insurer requires.

Mold & Air Quality Testing

Our Mold & Air Quality service provides a simple way to learn more about the indoor air environment of a home. The service is most often performed as part of our home inspection, but it is also available as a standalone service. We collect air samples from the home and have them analyzed by an independent laboratory for mold and fungal spores. The results can help identify conditions that may warrant further evaluation.

Sewer Scope Inspection

A sewer scope inspects the lateral sewer line from the house at or close to the foundation out to the city sewer, HOA tap or septic tank. We run a camera through the line to see cracks, bellies, damage, clogs and debris, and save you thousands of dollars before you buy.

Roof Certification

A dedicated roof evaluation documenting covering type, age, condition and estimated remaining service life, the report carriers request when a roof's insurability is the open question.

Let’s get you scheduled and get you the answers you need.
