Once you are under contract, the inspection is the step that turns a house you like into a property you understand. It tells you the condition of the roof, the electrical, the plumbing and the HVAC before you own them, and it gives you and your agent something concrete to negotiate from.

In South Florida there are a few extra items worth knowing about early: a wind mitigation inspection can meaningfully lower your insurance premium, a four-point inspection is typically required by carriers on homes twenty-five years or older, and on an older property a sewer scope can save you from inheriting a five-figure repair.
